ADDING a roommate will begin with the potential new roommate(s) to apply through our ROOMMATE APPLICATION Once approved the lease documents will be sent to all parties for signature.
Some properties allow pets and others do not. If you are contemplating a pet in the home contact your property manager to find out the pet policy for your property. All pets must be at least 12 months of age. No vicious breeds or their mix are accepted at any of our properties. A security deposit and/or monthly pet rent may be required.
If a transfer option is available your Property Manager is required to do a site inspection prior to approving a transfer. If approved, any debts from your current residence are required to be paid in full prior to relocating.
We require a minimum of 30 day written notice. If you are on a month to month agreement this can be done anytime. If you are on a term agreement you may want to review your rental agreement for the lease break terms. Written notice can be given through your TENANT PORTAL or EMAIL
There are several options to remedy neighborly issues. Depending on the situation a simple solution could be to talk with the neighbor or even community offered mediation. Some things will require intervention so please feel free to come to us with these issues as well.
If you have a maintenance need please submit through your TENANT PORTAL or call our 24/7 REPAIR line. Be sure to include that you feel comfortable with the repair. We will have our maintenance team reach out for more information.
Your lease will automatically convert to a month-to-month agreement once it has expired. You are not required to do anything different unless you plan to vacate. If you would like to sign a new term lease please contact your property manager for lease options. If you decide you would like to vacate the property at the end of your lease a 30 day written notice is required.
If you are not sure who is in your space or do not feel comfortable asking them to relocate their vehicle let our office know and we will send a property text to assist before towing. Each community is set up with a towing contract. Only management staff can schedule a tow UNLESS your property has a patrol or permit contract. Please alert your site manager if someone is in your space. A photo of the vehicle showing the make/model and license plate are best. Some locations require a tow notice of 24-72 hours before we can remove the vehicle.
Most of our properties are No Smoking. Some properties have limited "grandfathered" smoking policies that we are phasing out. There is no smoking within 10 - 30 feet of any building but please refer to your specific rental agreement for this information. Please talk with your neighbor and if there is not a resolve reach out to our office.
